What the estimate visit looks like
- Before the visit. We confirm the time by phone or text and ask about access: gate codes, dogs, a ladder spot clear of flower beds.
- On the roof. The inspector photographs every slope, marks hail test squares, checks flashing, vents and gutters, and looks in the attic for stains or daylight.
- At the kitchen table or by email. You see the photos and hear what they mean, in plain words.
What the written estimate lists
- Roof size in squares and the pitch of each section
- Tear-off layers, decking replacement price per sheet, and underlayment
- Shingle options: standard architectural and Class 4 impact-rated, priced separately
- Flashing, vents, pipe boots and drip edge
- The PPRBD permit fee as its own line
- Deposit, if any, and when the balance is due
What happens by when
Repairs are priced on the roof the same day. Replacement estimates are usually sent within a couple of business days of the visit and stay valid for the period printed on them. Nothing is binding until you approve it.
