Revised November 2026.
Are the prices on this site binding?
No. Figures on the cost pages are planning ranges for Colorado Springs and El Paso County. A repair price is set on the roof before work begins. A replacement price is the itemized written estimate, valid for the period printed on it. Neither is a contract until you sign or approve it.
Who performs the roofing?
Independent roofing contractors who carry liability insurance and hold the contractor registration the Pikes Peak Regional Building Department requires. Colorado has no statewide roofing license.
What about permits and inspections?
Full reroofs and major repairs in Colorado Springs, Fountain, Manitou Springs, Woodland Park and unincorporated El Paso County are permitted through PPRBD. We file the permit, the fee is shown as a separate line, and the work is not closed out until the required inspection is complete.
How and when is payment due?
Repairs: on completion, by card, check or bank transfer. Replacements: any deposit stated on the estimate when materials are ordered, the balance on completion. On insurance-funded jobs the deductible is paid by the homeowner and is never waived or rebated.
Is this site professional advice?
No. Content here is general roofing information. It is not a roof inspection, a structural or engineering opinion, an insurance coverage opinion or legal advice. Building codes, PPRBD procedures and policy terms change; the current official documents govern.
Can I go on my roof using information from this site?
We advise against it. Roofs are a fall hazard, especially when wet, icy or storm-damaged, and we accept no responsibility for injury or damage from anyone working on a roof based on this site.
