Flat roof repair in Colorado Springs
Garage roofs, additions, porches and mid-century homes with low-slope sections. Patches, new membrane or a coating, depending on what is underneath.

A good number of Colorado Springs homes built in the 1960s and 70s have a low-slope section somewhere: over a carport, a family-room addition or a garage. These roofs do not shed water the way a pitched roof does, so small problems turn into leaks faster.
What goes wrong
| Problem | Usual cause | Usual fix |
|---|---|---|
| Standing water days after rain | Sagging deck or blocked drain | Clear drains, build up low spots, re-cover |
| Cracking like dried mud | Sun and age on modified bitumen | Coating if sound underneath, new membrane if not |
| Blisters | Trapped moisture | Cut, dry and patch; check insulation |
| Leak at a wall | Failed flashing where flat meets vertical | New flashing turned up the wall |

Coating or new membrane?
A reflective elastomeric coating can add years to a membrane that is still bonded and dry. It cannot fix a wet deck or saturated insulation. We cut a small core sample when it is unclear, so you are not paying to coat a roof that needs replacing.
Questions about flat roof repair
How long does a coating last?
It depends on the product and thickness. It is a maintenance step, not a new roof, and needs recoating over time.
Is a flat roof more likely to leak?
Not if it is built and maintained properly. Drains and flashing need more attention than on a pitched roof.
Do you work on commercial flat roofs too?
Yes; see our commercial roofing page.
